Want to find out what blemish is on our title to see if we have “Marketable Title”

Question:

We are selling our own home. A realtor told me that she did a preliminary title search and said something happened in 2016 with the title. We owe nothing on the house. So, we only pay taxes. She said taxes were paid, but taxes have been late before, so I wonder if it has something to do with that.

So what report do I buy to find out what the blemish is on the Title in 2016 so I can challenge it, or clean it, or do whatever I need to do to get a marketable title.

Hi Kathleen.  I suggest getting a copy of the preliminary title search that the realtor generated for you so you understand what she is referring to.  If you would like to order a report through our site, I suggest the Home Buyer’s Package to view the property and personal liens together with the comparables and statistics in your area (since you plan on listing your home for sale).  This is also the report that home shoppers usually purchase.
