Insured Preliminary Title Searches VS. Uninsured Title Searches

We require a certificate of title (which includes a full Property Lien Report, pro forma owners title policy for solar projects, and a commitment to issue such title policy) in order to get the following title insurance:

We have previously used Stewart Title so I am reaching out again to request this service again. Please can you provide a quote and potential timeline for providing the certificate for the following sites:

Unfortunately, we do not issue insurance policies. We are a title research company for purposes of researching property for various reasons. Our reports are similar to preliminary title reports (the same reports but without the insurance).

We can provide you with a title search report, but not a title policy. Most title companies however, do issue title policies/guarantees for a fee. We would recommend that you reach out to them again.
